Vanderburgh Sober Living partners with local real estate agents to identify, evaluate, and close on properties that can become structured recovery homes. If you know your market, understand investment real estate, and can help source strong on-market or off-market opportunities, we would like to hear from you.
Help Source Properties That Support Purpose-Driven Housing
Strong agents help VSL understand pricing, neighborhoods, seller behavior, property conditions, and whether a target market is realistic for recovery housing.
The best opportunities are not always easy to find. We value agents who can pursue off-market opportunities through their network and surface properties that match a clear buy box.
VSL is looking for agents who want more than a one-time transaction. The right agent can become a trusted local acquisition partner as we support operators and investors in target markets.
The Agent’s Role
VSL works from a defined property profile for each target market. Local agents help us understand where strong opportunities may exist and how to focus the search.
Source properties that may work, including on-market listings, expired listings, owner outreach, and relationship-based opportunities.
Send VSL organized property opportunities with useful context, including pricing, condition, location, seller dynamics, and why the property may be worth pursuing.
Help gather information, coordinate access, flag local risks, and support VSL and the buyer as we evaluate whether the property is feasible.
Support offers, negotiations, deadlines, inspections, financing coordination, attorneys, title, and other transaction details through closing.
A strong agent partner helps VSL move from a defined buy box to real property opportunities, with local insight and transaction support at each stage of the process.
Compensation & Value
Finding the right property, especially off-market, takes real work. Our goal is to make the relationship worthwhile for agents who bring value, source opportunities, and help move deals forward.
Compensation terms may vary by market and engagement, but VSL’s process is designed to recognize the agent’s role in sourcing, negotiation, and transaction support. Interested agents can learn more during the evaluation and onboarding process.
We typically guarantee a minimum 3% commission for approved agent engagements.
Agents may also participate in additional upside based on deal profitability and value created.
The goal is simple: agents who help VSL find strong opportunities should be compensated for the value they help create.
Six traits that make a strong VSL agent partner.
We value agents who can find opportunities beyond the MLS. That may include direct owner outreach, expired or stale listings, local relationships, and tools like PropStream or Reonomy.
A strong agent knows that a beautiful property is not always a good deal. We look for agents who ask about price, renovation scope, zoning, parking, financing, and whether the numbers actually work.
VSL needs agents who understand their market deeply. That means knowing submarkets, pricing patterns, seller behavior, property conditions, local risks, and whether a buyer’s property criteria are realistic.
Our process depends on clear communication. Strong agents send opportunities to VSL first, provide organized property summaries, respond promptly, and document follow-up.
We are looking for long-term partners, not commission-driven brokers. The right agent takes time to understand VSL’s model, gives honest feedback, and is willing to say no to weak deals.
A strong agent can help carry a deal from interest to closing. We value agents who understand offers, inspections, financing, contingencies, due diligence, negotiation, and closing coordination.
If you are a local real estate agent who may be a strong fit, we would like to hear from you. Complete the interest form below, and our team will review your information.
