Turn Your Property into a Home for Recovery

We’re seeking properties that can be transformed into sober living homes, providing safe and supportive spaces for individuals on their recovery journey. If you’re a property owner or real estate broker looking to sell or lease, we’d love to explore how your property might be a great fit.

What VSL Can Do for You

We arrange for property acquisitions for sober living through these approaches:

Sell Your Property: Direct acquisitions by one of our property partners, coordinated by VSL.

Lease to VSL: Typically 10 to 20-year leases, backed by a VSL corporate guarantee.

Transition an Existing Recovery Home: Learn more about selling your sober living home (link to the page).

What Makes a Property Suitable?

Massachusetts: Entire state, focus on Springfield, Worcester, Lowell, North Shore, and South Shore

Rhode Island: Entire state

Connecticut: Greater Hartford, select areas throughout the state

Vermont: Population centers

Maine: Greater Portland, but would consider other urban and semi-urban areas

Illinois: Springfield city and surrounding areas

Size: Spacious single-family or multi-family homes are ideal, with size being the most critical feature. Larger properties better accommodate the needs of a recovery-focused community.

Functional Areas: Homes with multiple large bedrooms and bathrooms to provide comfort and privacy for guests.

Ideal Locations: Properties in desirable, walkable neighborhoods that allow easy access to essential amenities without the need for a vehicle.

Criteria for Consideration

While suitability can sometimes be a judgment call and open to discussion, the typical criteria we look for include:

Residential Use: The property must be currently used for residential purposes, or have been used for residential purposes in the past.

Adequate Size: Properties should offer at least 3,000 sq. ft. to support operational needs.

Walkable Neighborhood: Proximity to amenities matters. Check your property’s walkability using Walk Score.

Factors which do not impact suitability:

  1. Current zoning
  2. Lot size or frontage
  3. Parking availability
  4. Current physical condition
